A tiny flat in an exclusive London postcode is small enough to microwave your dinner from your bed.

The studio flat in Princes Gate, South Kensington, costs an eye-watering £295,000 and is just 100 square feet.

The property is a stone's throw from Hyde Park and the luxury shops in Knightsbridge and Kensington High Street.

Advertised by Foxtons, it boasts a single bed, fridge, microwave, a sink and small cupboards. Anyone lucky enough to snap it up must use a communal bathroom.

The estate agent claims it has a "bright and airy interior" and a "neutral decor".

An online description reads: "Affording a sought-after location moments from Hyde Park, this lovely lower ground studio room provides access to a lift and a porter.

"Princes Gate is well located for the stylish and plentiful shops, restaurants and other amenities found on both Knightsbridge and Kensington High Street, while Hyde Park is very close for more leisurely pursuits."

Some have suggested the flat is no more homely than the average prison cell.

One online commenter wrote: "It would suit a human battery hen!"

Another posted: "How can they call that a flat? It is a room and a small one at that".

A spokesman for housing campaign group Priced Out said it was questionable whether the flat was habitable or whether it was intended as an investment.

He said: "For the cost of this flat, you could buy a family home outside of central London. You have to question whether this is meant to be lived in, or just serve as a 10% AER savings account".
